Introduction
The educational
system as a whole in this country has failed miserably. If I
were grading it I would have to give it an F.
The real estate
schools do no more to prepare real estate agents for real
estate than formal education does to prepare people for life.
The licensing
process is simple. All one has to do is pass the state
licensing exam. Unfortunately, the exam was created by
employees who have never listed or sold any real estate and
therefore have no knowledge of what agents really need to
know. I have never had a buyer ask me how many feet are in an
acre or how many cubic yards of concrete are in a driveway and
those questions (and the answers) never made me any money.
They are, however, on the state licensing exam.
There are two
parts to learning
Agents are
forced to memorize irrelevant answers to this and many other
obscure facts in order to demonstrate their “competency” to
governmental licensing entities. In the eyes of most real
estate commissions, one is deemed “competent” when he or she
has passed the state exam.
Unfortunately,
they enter the business unprepared. They have mastered the
technical side of the business, but have no skills in the
practical side. Sitting indoors memorizing answers will get
someone through the state licensing exam but it will not
prepare anyone for the business.
This book is an
expose′ about the real estate business.
It was written
by insiders: two brokers who have many years of success and
experience in the varied aspects of real estate. They have had
experience as listing brokers representing sellers; as buyer’s
brokers representing buyers; as managers, having managed the

fee an agent pays to get into the game. It gets the agent on
to the field, but it does not give them the skills they need
to compete.
That’s why most
people fail. They think, with good reason, that if they get
their license, that is all they need.
This book was
written because the real estate business is the best business
in the world; it is fulfilling, rewarding and very, very
lucrative.
It is also,
with the right education, very simple.
It is also
relatively easy. It requires no special degree or years of
formal education. Anyone who is committed enough and follows
the three steps can do it.
